Advanced Investment Objects in Russia

Sport and tourism complex "Great Field" is situated in Kirov region - one of the most ecologically clean forest regions of Russia on the bank of a tank which is more than 20 kilometers long. Distance from Moscow by federal highway is 960 kilometers; travel time by train is 14 hours or one night, by plane - 1.5 hours. The main goal of the complex's design is the construction and exploitation of all-year-round center for leisure, tourism, sport and recreation for both native and foreign citizens.


The complex's construction is being accomplished on five land sites, which total square is about 300 hectares. These sites are in private property of STC "Great field". STC "Great Field" involves a wide range of tourism and sport activities (mountain-skiing, water sports, hunting, fishing etc.) united by the single concept, management structure, service and sales center. Each of these activities is created and developed according to the individual business project, coordinated within the General Concept of complex's development. The first part of mountain-skiing complex had been placed in operation in February, 2005.


STC "Great Field" offers you to participate in the following range of projects:

1. The construction and operation of cottage village "Olympic village "Great Field".

Land site's square: 93.5 hectares (231 acres).
Cost of land sale for investors: $100.000/1 hectare (2.47 acres); lease - $10.000/1 hectare (2.47 acres) a year
Construction objects: 600 cottages plus village infrastructure.
Land site square under the cottage area: from 0.1 to 0.25 hectares (from 0.25 to 0.62 acres).
Public utilities (sewer system, heating and power supply, security system) are centralized by the single exploitation company
Investments required: $40 million
Investments' payback sources: from cottages' lease or sale.
Recoupment of capital investment: 5 years.

2. The construction and operation of cottage village "ECO-Town".

Land site's square: 63,4 hectares (156.6 acres).
Cost of land sale for investors: $80.000/1 hectare (2.47 acres); lease - $8.000/1 hectare (2.47 acres) a year
Construction objects: 400 cottages plus village infrastructure.
Land site square under the cottage area: from 0.1 to 0.25 hectares (from 0.25 to 0.62 acres).
Public utilities (sewer system, heating and power supply, security system) are centralized by the single exploitation company
Investments required: $30 million
Investments' payback sources: profit from cottages' lease or sale.
Recoupment of capital investment: 5 years.

3. The construction and operation of sport and tourism complex "Hunting and Fishing Club".

Land site's square: 20.8 hectares (51.4 acres).
Cost of land sale for investors: $70.000/1 hectare (2.47 acres); lease - $7.000/1 hectare (2.47 acres) a year
Construction objects: shooting gallery, riding-school, hotel complex for 500 visitors.
Investments required: $5 million
Investments' payback sources: profit from objects' operation.
Recoupment of capital investment: 6 years.

4. The construction and operation of sport and tourism complex "Park Adrenalin".

Land site's square: 33.9 hectares (83.8 acres).
Cost of land sale for investors: $50.000/1 hectare (2.47 acres); lease - $5.000/1 hectare (2.47 acres) a year
Construction objects: carting, snowmobile, bike and cycle routes; hotel complex for 350 visitors.
Investments required: $4 million
Investments' payback sources: profit from hotel's operation and from auto-, motor- and cycle hires.
Recoupment of capital investment: 7 years.

5. The construction and operation of water sports center.

Land site's square: 1 hectare (2.47 acres).
Land lease cost: $50000 a year
Construction objects: pier, hangar, rope-way, water-skis jump, stand. Acquisition of cutters, motor-launches, hydro-cycles, yachts, canoes, water skis etc.
Investments required: $2 million
Investments' payback sources: profit from water sports equipment hire.
Recoupment of capital investment: 4 years.

6. Restaurants/Cafe Construction

Land site's square: 1 hectare (2.47 acres).
Land lease cost: $50000 a year.
Construction objects: Restaurants with Italian, Japanese and Russian cuisines for 50, 50 and 100 persons respectively; cafe (fast-food) for 200 persons.
Investments required: $1.5 million
Investments' payback sources: profit from objects' operation.
Recoupment of capital investment: 2 years.

7. The construction and operation of other sport and entertainment objects according to the STC General Concept.

Land lease cost: $5/1 sq meter a year
Construction objects: Fitness center, Aeronautics center, Diving club, Business center, Bowling, Casino, Side-show center, Kindergarten, Supermarket, Trade center, Bank, Museum, Air sports center
Investments required: from $0.1 to $1 million depending on the object type
Investments' payback sources: profit from objects' operation
Recoupment of capital investment: 2-3 years.
